Hard Money and Bridge Loans in New York

Last reviewed November 2, 2026 · Dror Partners, Freehold, NJ

The short answer

Dror Partners makes short-term private loans on New York investment property: rentals, mixed-use buildings, commercial property and vacant land, across New York City, Long Island and the metro area. That includes loans that pay off a defaulted mortgage before a foreclosure auction. In New York we do not lend on a home the borrower lives in.

What do we lend on in New York?

We serve Brooklyn, Queens, the Bronx, Manhattan, Staten Island, Nassau and Suffolk counties on Long Island, and the wider New York metro area.

What do hard money and bridge loans in New York cover?

Owners and investors use them when a bank cannot move fast enough or will not lend on the property as it is.

Why timing matters more in New York

New York foreclosures are slow. ATTOM's report for the third quarter of 2025 put the average at 1,867 days, the fourth longest in the country. But once the referee's auction is complete, New York gives the former owner no right to buy the property back. In New Jersey an owner has 10 days after a sheriff's sale to object and redeem. In New York the window closes at the auction, so any payoff has to close before it.

How does a New York bridge loan work?

  1. Tell us about the property. Address, how it is used, what is owed and any auction date.
  2. We evaluate it. We request the payoff figure, estimate value and look at how the loan will be repaid.
  3. You get terms in writing. Rate, fees, length and conditions, on one page, before you commit.
  4. We close through a title company. The old lender is paid directly and the new mortgage is recorded.

Rates start at 11.99% a year, interest-only, with 2 to 4 points paid at closing. Loans run from $75,000 to $1,500,000, up to 65% of the property's current value, for 6 to 12 months, with one 6-month extension available. There is no application fee, no upfront fee and no prepayment penalty. See all of our loan terms.

Why we do not lend on owner-occupied homes in New York

New York licenses lenders who make loans on one to four family homes the owner lives in, and it has strong protections for homeowners in foreclosure. We focus on investment and business property there. If you live in the home, New York's free Homeowner Protection Program can connect you with a housing counselor or legal services at 855-HOME-456.

Common questions

Do you lend on a house I live in, in New York?

No. In New York, Dror Partners lends only on investment, business, mixed-use, commercial and vacant property. If you live in the home and are facing foreclosure, call New York's free Homeowner Protection Program at 855-HOME-456.

How fast can a New York hard money loan close?

It depends mostly on the title search and the payoff letter from the current lender. Once both are in hand, private loans can often close within days to a couple of weeks.

Does my credit score matter?

Less than with a bank. We look mainly at the property's value, the amount owed and how the loan will be repaid.

Can a bridge loan stop a foreclosure auction on my investment property?

Paying the lender in full before the referee's auction ends the foreclosure. After the auction, New York gives no right to redeem, so the loan must close first.

Which parts of New York do you serve?

New York City's five boroughs, Nassau and Suffolk counties on Long Island, and the wider New York metro area.

Do you buy property in New York?

Yes, investment and vacant property only. We do not buy homes from owners who live in them in New York.

Need loan terms or a cash offer?
